Northern California Division Poised for a Rebound, Impressive Growth under New Leadership
New leadership, a careful assemblage of the right team members and business plan that includes aggressive growth and diversity has positioned the Northern California division of Warmington Residential for an impressive rebound in 2015.
For the past 18 months since the last of its recently active projects sold out, this division has been pursuing new land deals, working on due-diligence and entitlements and refining its core team. As part of the company's strategic diversification plan, the Northern California division will build out some of these properties and entitle and sell others.
Warmington will introduce two new single family neighborhoods in the Bay Area in the coming weeks. These include Annie Street in Daly City and Talamore in Fremont.
Also in Fremont, Warmington is currently working alongside the city on entitlements for a 73 unit development on an existing commercial site. In Mountain View, entitlements are underway on two existing commercial/multifamily parcels that will include a total of 60 homes.
Several other deals are currently in the due diligence phase including locations in San Jose, Dublin and Hayward, and in December, Warmington completed the sale of a 3-acre parcel in Sunnyvale approved for 67 homes.
These recent acquisitions, land sales and potential deals have been introduced and managed by a cohesive team that includes a newly appointed Northern California division Vice President, Ryan Gerding. As Vice President of Land Acquisition for the past five years, Ryan has been instrumental to the growth of Warmington's Northern California division due to his acquisition and leadership expertise. Through his strategic vision and impressive ability to successfully work with land sellers, Ryan has driven the recent bulk of acquisitions in the Northern California region. As Vice President of the Northern California division, he will continue to oversee this effort alongside division President, Matt Tingler, and Vice President of Community Development, Jay Deckard.
This executive team is supported by a group of individuals who also have impressive track records and whose talents have and will continue to promote the success and growth of the division.
This includes Ann Marie Olson, Vice President of Sales and Marketing, who over the past 18 months has been integral to the progression of the division's newest deals. Her years of experience, depth of knowledge and leadership skills in many areas that expand beyond sales and marketing, are one of this division's greatest assets.
Additional team members who are crucial to the established and continued success of this division are David Agee, Project Manager; Don Babbitt, newly appointed Director of Forward Planning; David Fish, Land Acquisition Manager; Rick Hendricks, Field Superintendent; Rodger Miller, Land Development and Purchasing Director; Ciyavash Moazzami, newly appointed Director of Land Acquisition; Robin Neizman, Assistant Vice President of Escrow and Sales; Jimmie Nelson, Contract Administrator/Office Manager; Michaela Patrick, Administrative Assistant; Tom Supnet, Field Superintendent; Antam Ta, Land Acquisition Analyst; and Eric Wayne, Director of Construction and Purchasing.
Warmington has a long history in the Bay Area and has had a local presence in Northern California since 1978. To date, 1989 is on record as the division's best year with 436 homes closed. Over the past 37 years, Warmington has built thousands of homes in locations throughout the Bay Area and in Sacramento.
The Northern California division of Warmington Residential is located at 2400 Camino Ramon, Suite 234, San Ramon. The phone number is (925) 866-6700.
